Chief Secretary Somesh Kumar from the Telangana government has recently issued instructions to modify certain clauses in the rules made under Government Order No. 135, issued on 16 September. In the wake of the latest version of the scheme, the government will now provide 7 slabs rather than the earlier four slabs in GO No. 131, which was dated August 31, similar to the previous LRS scheme in 2015. The government has also introduced regularization charges that reflect the worth of the plot of June 26, 2020. The update was recently made by the relevant authorities from the Government of Telangana. Because of this update, many new changes are evident in the regularization regulations that govern the state.

Regularisation Charges

The modifications in the regularization fees are as follows in these step-by-step instructions These are:

  • A sub-registrar’s value less than Rs 3,000 for each square yard, the cost will be 20 percent.
  • Between Rs. 3,001 and 5,000,30 percent
  • Between Rs 5,001 and 10,000,40 percent
  • The amount is between Rs 10,001 and Rs 20,00. 50 percent
  • Between Rs. 20,001 and 30000,60 percent
  • Between Rs 30,001 and 50,008 at 80 percent
  • Above Rs . 50,000 for each square yard Sub-registrar value will be 100.
  • If 10 percent of free space are not present in the layout not approved by the governing body the pro-rata charges for open space at 14 percent of the plot’s value at the time when the plot was registered are charged in lieu of the current rate on the 26th of August in 2020.
  • The LRS regularisation costs comprise an NALA charge (for the transformation of agricultural land to non-agricultural use of land)
  • There is no separate NALA fee will be paid by LRS applicants.

Mandatory Rules

Anyone who is applying under the brand new scheme has to adhere to the strict rules applicants must follow the rules carefully

  • The width of the road should be at a minimum nine meters.
  • In the case of less favourable sections or plots smaller than 100 sq m the width of the road could be six meters.
  • If the required road width is not accessible, the needed depth to widen the road to be equal to both sides will be imposed as well as water bodies kept within the arrangement.
  • The measure of regularization is not suitable for layouts or plots in the context of laws governing land ceilings Land disputes or claims on the title, boundary disputes etc.
  • For assigned lands prior approval with the local collector needs to be obtained from the district collector.
  • Even if just a few plot owners come forward to regularize an unapproved layout, it is still the layout is has to be approved by the relevant authority
  • The applicant should provide copies of the title deed/ sale deed and not more than one copy.
  • A sale agreement as well as the power of attorney general cannot be taken as proof.
  • There is no layout or development permitted within the bed of water bodies. It is also not permitted in an area that is at full level (FTL) or any pond, lake “Kunta” and on ‘Shikam land.
  • The water bodies and courses will be kept as a buffer zone for green and recreational use and layout development activities other than recreational can be allowed within the-
    • 30 metres away from the boundary of the rivercourse/lakes in the region of 10 hectares or more
    • 9m from the boundary of lakes/’kuntas/shikam areas of less than 10 hectares
    • 9 meters away from the boundaries to the channel “vague and ‘ambiguous. and two metres from the boundaries for the Nala stormwater drain.

  • Click on Generate OTP
  • An OTP will be sent to your mobile
  • Enter your OTP
  • Select the option to Validate OTP
  • Registration forms will be displayed on your screen.
  • Fill in all the details
  • Make sure you pay your bill.
  • You can pay through the ICICI Bank gateway
  • In the end, you need to provide some documents
  • You must complete the form.
    • A self-certified duplicate of the first page of the title deed/registered sale in the case of not sold plots
    • The owner of the layout is required to record copies of the sale deeds for minimum 10% of total plots.
